About these Terms

These Terms of Use govern your access to and use of the Keanu private real estate reservation platform, including any related web pages, applications, reservation tools, payment flows, content, and services provided through the platform.

By accessing or using the Keanu platform, you confirm that you have read, understood, and agreed to comply with these Terms. If you do not agree with these Terms, you must not access or use the platform.

About Keanu

Keanu is a private-access real estate reservation platform designed for pre-qualified buyers to view selected residences, shortlist preferred units, and reserve a residence during a controlled launch window.

The platform provides digital access to residence information, availability status, shortlist features, launch countdowns, reservation flows, deposit payment processing, and related buyer interactions.

Keanu is not a public property listing portal. Access may be limited to invited or verified users only.

If there is any conflict between these Terms and any project-specific reservation or payment terms, the project-specific terms shall apply to the relevant transaction.

Account Registration and Security

Some parts of the platform require users to register, verify their email address, and complete OTP verification before access is granted.

You are responsible for keeping your login details, password, OTP, and account access confidential. You must not share your account with any other person or allow another person to access the platform using your credentials.

You are responsible for all activity carried out under your account.

We may suspend, restrict, or disable your account if we reasonably believe that: your account has been misused; your credentials have been compromised; you have breached these Terms; your access is no longer authorized; your activity creates operational, legal, or security risks.

Platform Access and Availability

We aim to provide a stable and reliable platform experience, especially during launch periods. However, we do not guarantee that the platform will always be available, uninterrupted, error-free, or free from technical issues.

We may suspend, withdraw, restrict, or modify access to all or part of the platform for maintenance, operational, security, or business reasons.

During high-traffic launch events, platform performance may be affected by user volume, network conditions, third-party services, or payment gateway availability.

Residence Information and Availability

Residence information displayed on the platform may include images, pricing, floor plans, land size, interior area, bedrooms, bathrooms, status, launch price, availability, and other project details.

While reasonable efforts are made to keep information accurate and up to date, all information is provided for general information and marketing purposes only.

Residence availability may change in real time due to: reservations; temporary holds; successful payments; expired payment windows; admin updates; system synchronization.

You should not rely solely on platform content as legal, financial, investment, architectural, tax, or property advice. You should obtain independent professional advice before making any purchase or reservation decision.

Reservation and Temporary Hold

When reservation is enabled, users may be able to place a temporary hold on a selected residence.

A temporary hold does not guarantee ownership or final purchase rights. A residence is only treated as reserved when the required deposit payment has been successfully completed and confirmed by the system.

The platform may automatically release a residence if: payment is not completed within the reservation window; payment fails; the session expires; the reservation is cancelled; the system identifies an error, conflict, or duplicate reservation attempt.

Keanu may use locking logic to prevent double booking, but users acknowledge that reservation status is subject to final system confirmation.

Deposit Payment

Deposit payments are processed through a secure third-party payment provider, such as Stripe.

Keanu does not store full card details. Payment processing, authentication, 3D Secure checks, authorization, refunds, and payment failures may be subject to the payment provider's own terms and policies.

A reservation is not confirmed until payment success is confirmed by the payment provider and recorded by the platform.

If payment is unsuccessful, delayed, declined, or not completed within the required time window, the selected residence may be released back to available status.

User Conduct and Acceptable Use

You must use the platform lawfully, responsibly, and only for its intended purpose.

You must not: use the platform for fraudulent, unlawful, or misleading purposes; attempt to bypass OTP, login, reservation, payment, or access controls; attempt to reserve residences using automated scripts, bots, or unfair methods; interfere with the platform's normal operation; attempt to gain unauthorized access to systems, accounts, databases, APIs, or admin tools; upload, transmit, or introduce malware, viruses, or harmful code; copy, scrape, mine, extract, or reproduce platform data without permission; misuse residence content, images, pricing, floor plans, or project data; impersonate another person or misrepresent your identity; use another person's account or credentials.

No Scraping, Bots, or Automated Access

You must not use bots, crawlers, scrapers, automated tools, scripts, or data extraction methods to access, copy, monitor, reserve, manipulate, or collect any part of the platform, residence data, pricing, availability, or user flow.

Any unauthorized automated activity may result in account suspension, cancellation of reservation attempts, and further legal or technical action.

Intellectual Property

All intellectual property rights in the platform, including design, content, copy, images, layouts, graphics, software, source code, databases, workflows, logos, branding, and user interface elements, belong to Keanu or its licensors.

You may use the platform only for personal review and reservation purposes. You must not copy, reproduce, distribute, modify, commercially exploit, or create derivative works from platform content without prior written permission.

Third-Party Services

The platform may integrate with third-party services, including payment gateways, CRM systems, analytics tools, email providers, hosting providers, or other operational tools.

We are not responsible for failures, downtime, errors, delays, or issues caused by third-party systems outside our reasonable control.

Your use of third-party services may be subject to their own terms, privacy policies, and operational requirements.

CRM and Communication

By registering or interacting with the platform, you acknowledge that your activity may be recorded and synchronized with Keanu's CRM system for operational, reservation, follow-up, and customer support purposes.

This may include events such as: sign-up; OTP verification; shortlisted residences; reservation attempts; payment status; consultation requests; brochure interactions; selected residence information.

Privacy and Personal Data

We process personal information in accordance with our Privacy Policy.

Personal data may be used for account creation, OTP verification, platform access, reservation processing, CRM synchronization, payment-related operations, support, analytics, security monitoring, and compliance purposes.

You must ensure that all information you provide is accurate, current, and complete.

Security

You must not misuse the platform by knowingly introducing malicious code, attempting unauthorized access, attacking the platform, disrupting service availability, or compromising security controls.

We may monitor platform activity, login events, reservation activity, payment events, admin actions, and system logs for security, audit, troubleshooting, and compliance purposes.

Limitation of Liability

To the fullest extent permitted by law, Keanu shall not be liable for: platform downtime or interruption; failed, delayed, or unsuccessful reservation attempts; payment gateway issues; inaccurate, incomplete, or outdated information; loss of opportunity to reserve a residence; indirect, incidental, consequential, or business losses; third-party service failures; user-side device, browser, or network issues.

Nothing in these Terms limits liability where it would be unlawful to do so.

Changes to the Platform or Terms

We may update the platform, content, features, availability rules, reservation logic, launch timing, or these Terms from time to time.

Continued use of the platform after changes are made means you accept the updated Terms.

Suspension or Termination

We may suspend or terminate your access if: you breach these Terms; your account is suspected of misuse; you attempt unauthorized access; you interfere with the launch or reservation process; you provide false or misleading information; continued access creates legal, operational, or security risk.

Governing Law

These Terms shall be governed by the laws specified by the Keanu project owner or operating entity. Any dispute shall be handled by the courts or dispute resolution forum stated in the applicable project-specific terms.
